Our Rules
Our rules are based on
common sense, decency, respect for each other and careful and
adequate use of property.
Unfortunately, these concepts are not understood equally, and
therefore we are forced to set forth our rules.
Please be informed that we are NOT a hotel, and the hotel rules
does not apply to our activity.
We created our rules as the owners of our private property.

Arrival to Villas and Apartments.
Departure
Arrival to the Residence and handing over of villas and
apartments is carried out from 17.00 till 20.00.
If you can not arrive at the appointed time, please contact the
owner by telephone No. +39-333-592-66-77 to clarify the
possibility of a later arrival.
Villas and apartments are available only after the full payment
of rental and lodging a deposit of 100 euros in cash (200 euros
for New Year's Eve). Credit cards and bank checks are not
accepted.
Departure Check out and return of villas and apartments is
carried out from 9.00 till 10.00. Delayed departure entails an
additional payment for a whole-day stay.
Before guests’ leaving the owner inspects the condition of
villas and apartments occupied by them, and returns the
previously lodged deposit of 100/200 euros (in case of any harm
caused the corresponding sum is quenched from the deposit, in
more serious cases the guest is obliged to make an adequate
compensation).
If the guests prefer to leave at another time, the owner
provides the inspection of villas and apartments occupied by
them at a time convenient to him. In this case, the deposit is
transferred to the guests by bank transfer (if they did not
cause any harm).

Handing over, Use and Return of Villas and Apartments
Before handing villas and apartments over to our guests we
provide general (final) cleaning with professional
disinfectants.
And complete the villas and apartments on the basis of
"all
inclusive" principle.
Our rental price includes additionally: kitchen utensils,
electricity, cold and hot water, gas for the kitchen, heating in
winter, taxes, bedding, linens, large and small towels (if you
did not specify anything else when booking). And also, for the
first period, as a gift from our family: We complete apartments
and villas with shampoo, soap, toilet paper, tea, sugar, sweets
and so on
At the moment of passing the keys to the guests, the villas and
apartments are handed over to them.
All complaints, comments, suggestions are considered by us
before and during handing over process.
They are NOT to be considered or discussed during and after your
stay.
Accommodation of extra persons (guests) can only be possible on
the base of the owners’ agreement and after paying of additional
charge of 10 euros per person per day.
Smoking is forbidden in all the rooms (there are special places
for smoking fitted out in the park).
It is not allowed to sleep without bed-clothes. On all the beds
there are special covers that are not sheets. If they are left
out dirty on the time of departure, laundry price will be
charged. The same applies for pillows, blankets, mattresses and
sofas.
Articles and belongings available in villas and apartments are
not allowed to be taken out (to the street, to the beach to
other villas and apartments etc.).
Trash from apartments and villas is taken away by the tenants
themselves. Outside our territory, on the street, there are
special containers where you must place separately: metal and
glass, plastic, everything else.
It is not allowed to throw garbage from villas and apartments to
the dustbins (intended for small items) that are placed in our
park and around our territory.
The basic rule of renting villas and apartments -
"Leased property is returned back to the owner in the same
condition you received it”
It means that an apartment or a villa must be returned back to
the owner in a clean state (subject to normal wear and use).
After use: kitchen, kitchen utensils, gas stove, fridge are
washed and cleaned by tenants.
Otherwise, the owners will be forced to carry out this work by
their own means and in this case a compensation payment will be
charged in the amount of 50 euros per apartment, 100 euros per
villa.

What is Not Included in the Price
The items that were not stated when booking. Our guests do not
live here on the condition of our providing them with the
essentials for the whole period of their stay. Therefore the
further expenses of living (if any) are born by them (such as,
for example, additional cleaning, linen and consumables).
Also the price doesn’t include the costs that are not directly
related to the villas and apartments. For example, the costs of
renting a sauna or a verandah, the costs of our additional
services.

Energy
(Hot and cold water, electricity, gas for a kitchen)
When booking villas and apartments the average statistical costs
for energy under normal use are calculated and included in the
price.
In case of inadequate use (the facet with the current water is
left open, the ignited light left without need), the owner
reserves the right to charge an additional fee.

Washing Machine
Available for use free of charge.
Mandatory requirements:
After use the machine must be clean.
Compliance with the rules of the manufacturer.
MANDATORY use of "CALGON tabs anti calcare" (bought at the
supermarket).

Heating
In cold time of the year heating is included. To be confirmed
when booking.

Observance of Silence
Our villas and apartments are designed for rest and relaxation
of our guests. Therefore, it is decided to observe silence from
23.00 till 09.00.

Children
A child older than 1.5 years at the time of arrival is
considered and paid for as a separate person. On our territory
children are under the supervision and responsibility of their
parents.
When using our Children’s Park playgrounds, the parents assume
full responsibility for the safety of their children.
Outdoor games (football, volleyball, etc.) that can cause damage
to property and to other guests are not permitted on our
territory, in the swimming pool and indoor. For these games we
recommend a special equipped area on the beach.

Animals
We do not accept guests with pets.

Swimming Pool
For our guests we offer our private swimming pool at no extra
cost and without time limit, but with strict observance of our
rules:
Necessarily taking a shower before entering the pool. Children
under 12 may be in the pool only when accompanied by adults.
It is forbidden:
- to jump into the pool from its side,
- to put animals into the pool,
- to smoke on the side of the pool,
- to use inflatable mattresses and boats and to wash your feet
and shoes in the pool.
It is not allowed
to use the pool during its service
(cleansing).
It is not allowed to use glass, fragile items (glasses, cups,
etc.) by the pool.
It is not allowed to throw objects (rocks, sticks, paper, etc.)
into the pool.
It is not allowed to hold the equipment around the pool (sun
umbrellas, deck chairs, tables, chairs) without use.

Ground grill, a fireplace for barbecue
( An equipped seat for a barbecue)
Available at no additional charge, under the Self-service
conditions: that is, after use (when cool) it should be cleaned.

Flowers
All villas and apartments are decorated with living plants that
will be very grateful if you will water them. In return they
will please you with flowers. Flower boxes are not ashtrays, it
is prohibited to extinguish cigarettes in them, throw trash and
cigarette butts.

Our park, animals, birds
Do not crush trees, shrubs and pick flowers.
All around our territory and in the park there are many small
wild animals (lizards, newts, frogs, squirrels, etc.)/ Also
there are many kinds of birds nesting here.
It is absolutely forbidden to disturb them and catch them.
It is not allowed to throw garbage in the territory (for small
items special containers are placed around).

Security
In order to keep yourselves and your property safe, do not open
any of the gates or reveal an electronic code for entrance to
unknown people.
Our territory is private and closed. Therefore you are kindly
requested to close the gates behind yourselves.
We are not responsible for items left in the territory and
indoor.

If as a result of a failure to comply with these rules the
owners have to provide any additional service, the cost of works
will be quenched from the deposit previously lodged.

As the property owners, in case of a failure to comply to our
rules, we reserve the right to give up to our guests the use of
our property, without the return of pre-paid sums.
